The early years of the automobile phase overlapped with the middle and later years of the brick and mortar phase

CHARACTERISTICS OF TOWNS IN THE AUTOMOBILE PHASE

At first, the automobile caused only a few changes within downtowns. These included:

  • Gradual removal of the horse to the outskirts of town, which also meant the removal of the unpleasant odors of the horse era

  • Some widening of streets

  • Establishment of new auto-related businesses such as gas stations, repair shops, and car dealerships

  • Closure of old horse-related businesses such as livery stables, harness makers, and blacksmith shops
As the automobile gained in popularity and usage, its negative impact upon downtowns became evident. These impacts included:
  • Inadequate parking facilities


  • Narrow, congested streets


  • Shoppers' frustration with heavy traffic
